What a signing agent adds beyond a notary seal

Any Florida notary can put a seal on a mortgage. A signing agent knows the package: which pages need initials in the margin, which need a full signature and a date, where the borrower name has to match the vesting exactly, and which single missed initial will get the whole file kicked back by the lender three days later.

That is the actual value. A rejected package costs a delayed funding, an angry borrower and sometimes a rate-lock expiry. We check the package before we leave the table.

Can you explain the loan terms to me at the table?

No, and be wary of a signing agent who says otherwise. Explaining loan terms is the lender’s job and, in some framings, legal advice. What we can do is tell you what each document is called, what it does in general terms, and exactly which line to sign — and stop the signing while you call your loan officer if something does not match what you were told.

Do you print the package?

Yes, including dual-tray legal and letter, which many packages require. Send it as far ahead as you can — same-hour print requests are the most common cause of a late signing.

I am the seller and I live out of state. Can this be done remotely?

Sometimes. Florida permits remote online notarisation, and many but not all title companies and lenders accept it for seller packages. Ask your title company first — if they accept it, we can often do the whole thing without you flying in. If they do not, we can meet you during your next trip or coordinate with a notary in your state.

How fast can you take an assignment?

Same-day is routine if we have the package by early afternoon. Next-day is comfortable. Call for anything tighter.
